NEW TENANT CRITERIA
Thank you for considering renting from KYLE MANAGEMENT GROUP. At KYLE MANAGEMENT GROUP we believe in providing
excellent management services to prospective residents looking for the very best property management.
DOCUMENTATION FOR APPLICATION
Please consider the following in order to get your application approved by the owner.
- be sure the application is filled out completely, including phone numbeRS and nameS of contact peRSOn for
residential history & employers.
- attach copies of your last 2 most recent pay check stubs. If you are self employed please provide your laSt YEAR tax
return.
- MAKE COPIES OF DRIVERS LICENSE & SOCIAL SECURITY CARDS.
- SIGN the tenant release and consent form. .
Each occupant over 25 YEARS must complete an application. There is a $10.00 application fee.

EVALUATION OF APPLICATION
For your information, the following are items that we will consider when evaluating your application.
- 2 YEARS GOOD residential History. Up to 2 years of rental history may be verified on present or previous residence.
For Applicant’s who are homeowner, permission must be granted to verify payment history with the lending institution.
- INCOME IS 2.5 Times the rent of combined income. Proof of self employment or commission based applicant’s must
provide a copy of the last year’s tax return as proof of verification. Proof of retirement benefits, disability income, child
support, death benefits and full time student status is required.
- NO Evictions within last 2 years. If you have a foreclosure but have established credit elsewhere, it will be considered
but an additional deposit of ½ the rent may be required.
WHAT TO EXPECT...
At Time Of Application:
- completed Application and $10.00 application fee.
- good faith deposit (payable in CASH, certified funds or money order).
- ONE MONTH'S FULL rent amount (payable in CASH, certified funds or by money order).
- indoor Pet Deposit $100.00 for the first pet and $50 per ADDITIONAL pet.
- GET ALL UTILITIES TRANSFERRED WITHIN 48 HOURS.

We use professional vendors (painters, handymen, plumbers, carpet cleaners, etc) to ensure that your unit is in good
condition. We inspect the work performed to ensure that everything is ready before you move in. We provide detailed move in
forms for proper documentation of the condition of your rental.
When you sign your lease, you have a meeting with your LANDLORD to go over all parts of the lease to help ensure that
everyone is aware of their responsibilities under the lease.
