2. Turn on utilities- We can have all utilities turned on for $150.00.
3. Section 8- On time payments, no late rent. Management Services recommended.
4. Appearance- Make sure the outside is as beautiful as the inside.

This service is great for out-of-state Landlords, only $50.00 for staff to meet the needs of HUD. To have property approved for
participation in the Housing Choice Voucher program. The following documents will be needed...
- Current Drivers License or State Issued Photo Identification
- Social Security Card or Tax ID/EIN Number
- Proof of Home Address (i.e. Telephone, Cable, or Utility Bill etc.)
- Certified/ Notarized Copy of the Recorded Warranty Deed filed with the local county
- IRS- Form W-9 (We will provide form).
- Direct Deposit Information (Voided check) with completed Direct Deposit form.
- Current Mortgage Statement

Upon receipt of documents, expect a call within 24 hours to schedule a time to meet at the rental property
(we CANNOT schedule a “free consultation” until we receive the Landlord Data sheet). We have agents
available Monday - Friday from noon - 4pm and Saturday & Sundays from noon - 2pm. Following the
consultation is a 60 day contract agreement. Please bring 2 extra keys for K.M.G access to the property
and be prepared to sign a contract.
